The Development Cycle

Property development is not easy; we operate from a principle of humility when leading all required and influential stakeholders to meet the clients brief; from concept through to post completion. 


We pride ourselves on providing, honest and well thought out advice under every phase of the development cycle.

Concept and Land Assembly

Should you have land, or looking at buying, land assembly and concept plans should be thoroughly reviewed, and sense checked to meet required outcomes and to mitigate unforeseen issues.  


Our approach is to work with stakeholders and partners to quickly determine viability and opportunity for the benefit of the client.

Structuring

Developers often consider legal and finance structuring far too late! We deem this a necessity for understanding viability of a project, much like understanding contamination.  This can often avoid surprises when money has been spent. Although we are not lawyers or financial advisers, through experience and our partners, we can facilitate advice specific to the clients' requirements and timelines. 

Precommencement

Once a client is satisfied with their concept, or have a scheme already underway, we can provide a wraparound service to manage some or all aspects to commence construction or an asset sale. These could include.

  • Project Management for Resource Consent and/or Building Consent
  • Development Management
  • Sales Strategy and B2B sales liaison 
  • Finance Brokerage
  • Procurement 

Finance Support

Similar to structuring, developments require procurement of their land or construction finance. This is crucial, and some would argue an art form. Through experience and our partnerships, we can help advise and facilitate this whole process, from term sheet through to satisfaction of condition precedents and starting on site.


There are requirements of finance that must be attended to in the correct way, as to ensure finance is concluded. i.e. qualifying sales. 


We can assist on all of this for the benefit of the client.

Construction Phase and Settlement

Once construction has commenced, the only way to realise profit is to settle the development. We can lead and help manage this whole process with construction partners and stakeholders. Most importantly, we understand the link through to sales and finance and how to maximise on those key variables.
